Here are a few tips I would offer my younger self if I was to start all over again.

• Join a team right away, make sure the leader will have time to train and coach you.
• Don't worry about splits, money will come once you provide you can do the job
• Makes sure you have 1 to 2 years' worth of savings unless you are doing real estate part-time.
• Work your ass off in the first 5 years.  
• Take care of your clients so they become your walking commercials.  
• If you are in it for the money, you're in the wrong business.
• Dedicate a good person of your day to training and learning.
• Build your brand.  Don't rely on your brokerages brand.
